As a general rule of thumb, a leaseholder is usually responsible for everything inside their property and the freeholder for everything outside of it. Always refer to your lease for clarification as there are occasional exceptions to the rule. The section defining the “demise” is a good starting point.

Areas that can differ from lease to lease are as follows:

  • Front doors – Can be the responsibility of either leaseholder of freeholder
  • Window frames – Can be the responsibility of either leaseholder of freeholder or can state that paintwork is the responsibility of the freeholder but the frames and glass the responsibility of the leaseholder
  • Car parking spaces – Can be the responsibility of either leaseholder of freeholder
